What is FSI for Buildings? Explanation & Calculation

FSI for Floor Space Index is an abbreviation. That term is most frequently used in India. It is equivalent to the ratio of floor area (FAR) and floor space (FSR) that is used in other countries.

The Floor Space Index (FSI) generally shows the maximum allowed floor area that can be installed on a property. Numerically, FSI is the ratio of covered area of the building floor to the bare space on that plot / land.

FSI=(Floor Space Covered in all Floors/Area of the Plot)

The acceptable Floor Space Index (FSI) meaning varies from place to place. This relies on construction type, too. The value of a particular area’s FSI ratio is easily found in all building bylaws for different cities and municipalities. Different cities or counties may have various rules, and therefore specific FSI standards.

Allowable Importance of FSI / FAR Depends on

  • The story size.
  • Property form (residential, commercial, mercantile, worship, etc.).
  • The neighboring path broadness.
  • Power, water, and sewerage lines are available.

For a city or country, the value of FSI / FAR may be updated from time to time based on each city’s rise, land value change, electricity, water, and sewer facilities improvement.
